If you’re a homeowner in Florida, the Florida Homestead Exemption could mean big savings on your property taxes. It’s one of the most valuable benefits available to residents, especially those involved in Fort Myers real estate or Southwest Florida real estate.
In simple terms, the exemption reduces the taxable value of your primary residence, potentially saving you up to $50,000 in assessed value. That translates into hundreds—sometimes thousands—of dollars in annual tax savings.
To qualify, you must:
- Own and occupy the home as your permanent residence by January 1, 2026
- Be a Florida resident and a U.S. citizen or permanent U.S. resident
You’ll need to provide the following documentation:
- A valid Florida driver’s license or ID showing the homesteaded address
- Social Security numbers for all owners (including your spouse, even if not on title or living in the home)
- If not a U.S. citizen, your permanent resident alien card
Additional Notes:
- If you’re married, only one property can be claimed as your permanent residence for tax purposes
- All owners who have made the property their permanent home are encouraged to apply
Filing is not automatic. You must submit your application to your county’s Property Appraiser by March 1st each year.
