If you’ve been a part of a real estate transaction, you know that closing your real estate can be a long and tiring process. 

Once all the negotiating and inspections are completed, you are finally ready for closing and the hard part is over, right?  Well, maybe not.  You could get to the closing table only to find out that there was a problem at the bank or some other problem that has now delayed closing.  Here are some tips on how to help your closing go as smooth as possible.

Schedule the final walk through as soon as you can.  It would be best to do the walk through as soon as you could, that way if there are any issues with your realtor can contact the other side to get the matter resolved in time for closing.

Send in your money for closing a few days before closing.  This can be tricky since some lenders don’t have the final numbers ready until the day before or day of closing.  But your lender should be able to give you a ballpark of the amount of funds to bring in and if it’s over what you needed, you’ll get a check at closing for any reimbursement.

Request to have documents before you get to closing.  You should request to have the documents emailed to you as soon as they are available.  This will give you time to review everything and asks questions.

Ask to have a copy of the title commitment.  This will tell you exactly what needs to happen to close the transaction and for you to have a clear title.  You should also find a title company you can trust and depend on like Title Junction!  The title company is the ones that bring everything together and conduct the closing.
